3024 N Marion St review

This 1886 Victorian home looks to have hardly any original features remaining from the home. It appears that the home is pretty much a complete remodel from the ground up. The main floor has surprisingly great natural light considering the home is sandwiched pretty closely in between both of its neighbors. The main floor has a nice open layout and a huge kitchen with top-of-the-line stainless appliances and ample cabinet and countertop space. The upper floor has three decent-sized bedrooms including a really large Master with an ensuite and two walk-in closets. The backyard is mostly just concrete with a small patch of grass and the detached 2-car garage.

The main floor bedroom has a sliding door to the backyard so it would probably be better used as an office or possible guest room since privacy may be limited. The basement entrance is outside the home and is quite small so it would provide limited storage. Storage is quite limited in this home and could be an issue for a buyer with a large amount of belongings. The location, while not on a busy street, is only 1 street east of Downing so there is some residual traffic from motorists wanting to avoid Downing especially during rush hour times.

At $675,000 I feel this property is priced inline with the current market. It looks to be a high-quality, permitted remodel with a desirable layout. I see no reason why the home won’t sell for current list price or maybe slightly over if there are multiple offers.

Kudos to the listing agent and/or seller for staging the property. Staged properties show so much better and I’m always amazed when a property at this price point is not staged.
