Here’s how much I think the home will sell for: $390,000
This 1888 fix-n-flip bungalow has been nicely updated & renovated and is totally move-in ready! The property is small but has a good-sized kitchen with a small eat-in area and an open living room. The master bedroom is in the back of the home and has its own ensuite bathroom. The second bedroom is quite small but could be nice for an office or child’s bedroom. There is also a 2nd full bathroom which is nice so the master does not need to be shared by all residents. The entrance to the backyard is a bit of a negative because it comes off the north side of the home but the backyard itself is a pretty standard size and has a new 2 car garage. Due to the time of year the backyard is just mud but I would suggest putting down sod in the spring. The curb appeal is lacking a bit in my opinion as there is no landscaping or exterior furniture. The price of $429,000 still seems a bit high especially due to the size of the home and the location. The home is about half a block north of Bruce Randolph which tends to have quite a bit of street traffic along with public transportation and pedestrian traffic. I think the home would still for right around $400,000 or maybe a little under but due to the lack of inventory it could sell for a little bit more. The home has been staged but I would suggest adding some bedroom furniture to the master bedroom to help buyers visualize where they would put their furniture.
