Here’s how much I think the home will sell for: $400,000
This 1900 bungalow has been very nicely updated and is completely move-in ready! The main floor has a standard open layout for a home this age and has 2 bedrooms on the main level. The master bedroom is decent-sized but the second bedroom is quite small and would probably be better used as an office or possibly a child’s bedroom. The third bedroom isn’t really a true bedroom at all, it’s the entire basement area which is just shy of 300 sq ft so while it’s marketed as a 3 bedroom home I consider this a 2 bedroom home. There is ample cabinet and countertop space in the updated kitchen and there is a nice bonus area with the laundry room. The backyard is mostly paved stones & concrete but there is a nice outdoor gas fireplace and the home is situated on a corner lot so there is no house or neighbors to the north which is always a positive attribute. At the current price of $439,000 I feel the home is a bit overpriced for the neighborhood, especially since there’s only one bathroom. I feel like the home needs to be at or even slightly under $400,000. It is staged nicely and the current homeowners have definitely minimized any sort of clutter and the home shows very nicely.
