This 1923 brick bungalow has been beautifully updated with high-quality finishes and a remarkable taste for design! The home has great natural light from all the large windows especially in the master bedroom which has windows on two walls which we usually don’t see in these older homes. The layout is very open and there is a formal dining area as well as an eat-in kitchen plus additional seating at the high-top counter. The kitchen has been very tastefully remodeled with white granite countertops and light gray & white cabinets plus a beautiful subway-tile back splash & stainless appliances. There are also very cool modern light fixtures throughout the home! This property also has a fully finished basement with two conforming bedrooms and a third non-conforming plus a three quarter bath and could potentially be rented out as a downstairs apartment. There is a master suite with a 4-Piece bath as well as another full bath on the main level. There is also some additional space in the finished attic that could be used as an office or even a kids play room.

The main issue with this property is its location on York St. York is a pretty busy road that runs just outside the front door of this property. That will eliminate street parking for guests, they will need to park on 33rd Ave or another neighboring street, and that also means quite a bit more foot traffic as well as road noise that can definitely be heard while sitting inside the home. Just on the corner of Bruce Randolph and York Street, which is half a block away, is a busy corner in this neighborhood.

The list price of $719,000 does match up with what the price per square foot that is selling in this area; however, based on the location I think the property needs to be discounted more. I definitely think it needs to be under $700,000 and even in a market with minimal inventory you are going to limit your buyer pool by quite a bit just by being located on a busy street so that needs to be taken into consideration for pricing.

I really love the decorations and design of this property. It has been staged and the staging definitely complements the property quite a bit! The home looks like a quality remodel, I found permits for all the major systems, and there’s even a decent-size backyard and a two-car garage with some lofted space that could potentially be turned into living space if the owner wanted. If this property was even a block off of York I have no doubt it would have already been scooped up because it is a beautiful property and I think just the location is going to be the major hurdle for this property.
